Facility Maintenance Supervisor

Job Description


An individual in this position will perform a variety of repairs or improvements to the building, building grounds, climate units, surface coverings, and shop equipment as needed.  This individual will also provide oversight and training to all personnel under their supervision, and work to maintain a safe work environment. Perform all related work as required.


An employee in this position will work under the general supervision of the Truck Shop Manager or Shop Manager (depending on location). A level of self-management is required during routine or normal tasks.


An employee in this position may be called upon to do any or all of the following essential duties:

1. Repair any or all of the climate control units of the facility.

2. Repair or paint the surface coverings of the building as needed.

3. Repair any or all of the shop tools.

4. Acquire new tools for shop use as directed.

5. Maintain grounds as needed to keep a professional/neat appearance.

6. Enter repair information into the computer.

7. Wash floors as needed on weekends.

8. Maintain a clean and safe work environment.

9. Perform snow removal as needed.

10. Carry a pager for emergency or extra needs as they arise. Be available 24 (twenty-four) hours a day as needed.

11. Maintain the equipment PM (preventative maintenance) schedule.

12. Provide guidance and direction to employees under their supervision.

13. Perform related duties and projects as assigned by the supervisor.


All of the following functions, qualifications, KSA’s (knowledge, skills, & abilities), and duties are essential.  An employee in this class, upon appointment, should have the equivalent of the following:

Considerable knowledge of HVAC equipment

Considerable knowledge of building electrical

Considerable knowledge of plumbing repair & maintenance

Considerable knowledge of oil burning units

Considerable knowledge of air compressors and pneumatic tools

Considerable knowledge of Word Perfect and Microsoft Word

Considerable knowledge of office furniture components

Considerable knowledge of phone and computer cabling

Considerable knowledge of pressure washing equipment

Considerable knowledge of building drain systems

Considerable knowledge of floor coverings & maintenance

Considerable knowledge of wall coverings & repair

Some knowledge of OSHA regulations regarding facility maintenance

Ability to communicate well with department heads

Ability to motivate people to perform tasks

Ability to work independently without close supervision

Ability to hear and speak effectively for complete communication

Ability to perform heavy manual labor

Ability to climb steps and ladders to make repairs

Ability to lift 100lbs (as needed) and carry 50lbs on a routine basis

Ability to run, crawl, climb, and maneuver where physical mobility is

required to complete assigned tasks

Ability to analyze and repair mechanical failures

Ability to work effectively with other employees

Ability to acquire service to any and all equipment

Ability to learn quickly

Ability to work long hours

Ability to see details as they relate to the job

Ability to lay carpet and tile

Ability to acquire necessary materials for repairs or upgrades

Ability to manage multiple tasks

Ability to satisfy the customers’ needs

Ability to maintain a safe work environment

Must have a valid state Driver’s License in order to operate the facility vehicles on and off the complex

Must have at least 1 (one) year of experience in related field and some supervision experience

Must have a high school diploma or equivalent
